When it relates to to the safety of our children, there are no compromises. With that in mind, you have wasted the most time making your work to catch the most secure and most comforter auto seats that are available today. Dont forget that an ?A? grade does not mean that a auto car seat is less risky than one with a ?B? or ?C? grade, but just that it is easier to use. Wolfberry: The World?s Most Nutritious Food?

For a berry with such an intimidating name, the wolfberry certainly has a lot going for it. Wolfberry comes from the Mandarin name Gou qi zi (?goo-chee-zee?), a red berry from the Solanaceae nightshade family that includes tomato, eggplant, chili pepper, and potato.

In popular English, gou qi zi (literally ?wolf?+ ?energy?+ ?berry?) has become ?goji.? For at least 2000 years, the wolfberry has grown wild in China and been used in common recipes and traditional Chinese medicine. Eighteenth century Chinese farmers nicknamed gou qi zi ?wolfberry? when they saw wolves feasting among the berry-laden vines during late summer at prime harvest time. Smart mammals!

The Chinese revere the wolfberry as a national treasure regarded as among the most nutrient-dense of the nation?s plants. This premise has stimulated scientific investigation about its potential health benefits and systematic cultivation, commercialization, and now increasing export to first-world countries mainly in Europe and the US.

A significant source of macronutrients

The wolfberry contains significant amounts of our body?s daily macronutrient needs, including carbohydrates, proteins, fat and dietary fiber. The content of a wolfberry consists of 68% carbohydrates, 12% proteins, and 10% each of fiber and fat, giving a total caloric value of 370 per 100-gram serving.

Soybean, another ancient Chinese plant often touted as one of the world?s most complete foods, is comparable across macronutrients. Although wolfberries and soybeans are similar in macronutrient content, wolfberries provide a significantly higher source of calories as energy from carbohydrates (soybeans = 173 calories). Blueberries, by contrast, do not have as much macronutrient or caloric value.

The wolfberry seeds are equally beneficial, and contain polyunsaturated fats like linoleic (omega-6) and linolenic (omega-3) acids.


The wolfberry?s big story on micronutrients

Wolfberry?s diverse and high concentration of micronutrients has earned it accolades as an exceptional health food. At least 11 essential minerals, 22 trace minerals, 7 vitamins and 18 amino acids define its extraordinary micronutrient richness, with examples below:

4.Zinc: Essential for making proteins, DNA and the functions of more than 100 enzymes, zinc is involved in critical cell activities such as membrane transport, repair and growth, especially in infants. The zinc found in wolfberries (2 mg/100 grams) has a high content (double the amount of soybeans), that meet 20% of our daily requirements.

5.Selenium: Sometimes called the ?antioxidant mineral?, selenium is often included in supplements. Selenium has unusually high concentration in wolfberries (50 micrograms/100 grams), almost enough for our daily dietary intake, and much more than blueberries and soybeans, which contain 8 micrograms or less per 100 grams.

6.Riboflavin (vitamin B2): An essential vitamin supporting energy metabolism, riboflavin is needed for synthesizing other vitamins and enzymes. A daily wolfberry serving (1.3 micrograms) provides the complete daily requirement for our bodies, whereas soybeans and blueberries contain only trace levels of this important mineral.

7.Vitamin C: A universal antioxidant vitamin protecting other antioxidant molecules from free radical damage, the vitamin C content in wolfberries (20 mg/100 grams) is comparable to an equal weighting of fresh oranges, blueberries or soybeans.

Why You Must Have A Residential Lease Agreement

Renting a home; whether the unit is a single detached house, a two-storey apartment, a modest condominium or a swanky penthouse suite, is not as easy as everyone perceives it to be. It involves more than having money change hands every week or month, depending on what payment terms have been agreed upon by both parties. Renting a home is about working together. It?s about understanding the requirements of one another, and adapting to the codes of conduct specified by each.

In some instances, especially if the landlord and tenants have known each other for long periods of time, a gentleman?s agreement (a verbal contract) would normally suffice. However, sometimes, even the best of friends have falling outs due to money matters so, to prevent this from happening; and to clearly spell out the duties and responsibilities of each; it is still best that a formal contract be written and that these be signed by all the parties involved. Formal contracts for properties that are rented out as private dwellings are called residential lease agreements. Not only do these specify how much the unit will be rented out, all the other terms and conditions: from the rules and regulations that shall govern the new tenant, to the responsibilities that shall be borne by the landlord, and the appropriate ?penalty clauses? are to be specified in writing on this document.

Generally, there are two kinds of lease agreements, and these are based on the duration of one?s stay in the residential unit. For short-term and/or indefinite leases, the contract both parties normally use is called a month-to-month rental agreement. Long term leases, or those wherein the tenant will stay in a property for years at a time, are covered by a more comprehensive contract called a Lease Agreement.

These two contracts, the Lease Agreement and the Month-to-Month Rental Agreement, are both considered legal documents and will stand in any court of law. Thus said, it is very important that the contents of these documents are well written and easily understood, most especially by the parties involved.

In previous years, residential lease agreements could only be prepared by real estate agents or lawyers. Not only was this process time consuming, it was also an additional cost that usually had to be factored into the rental rates. Luckily, tenants and landlords no longer have to go through this tedious process as they are now able to prepare residential lease agreements by themselves by downloading an editable version from one of many real estate related websites found on the internet.

Many are apprehensive about using downloadable forms because they fear that the content and format may not necessarily conform to the standards set by local or state government offices. So youre pregnant. Congratulations! Your life is about to change in ways you might find unthinkable (and were not even talking about the surrender of your once slim waistline to proportions most comparable to that of a Dr. Suess character). Pregnancy is the beginning of a new life for a baby, but also a new life for you as a parent. If this is your first baby, you may be filled with an endless list of questions and concerns. If youre a veteran of the labor and delivery room, youve got a better idea what to expect, yet every pregnancy, like every mother and child, is different.

Making Choices

While pregnancy and birth have physiologically been the same since the beginning of time, your options as a pregnant woman today are greater than at any previous time in history. After confirming your pregnancy, your first (and arguably most important) decision to make is choice of caregiver. While traditionally in the U.S., maternal care has been provided through obstetrical physicians and hospital births, there is a growing movement towards the return of low intervention, midwife-assisted births.

How do you know which is right for you? Consider what is most important to your birth experience (always remembering that birth is anything but predictable and flexibility is vital). Are you interested in birthing naturally, without the aid of drugs or invasive procedures? Would you rather give birth at home or in a birthing center as opposed to a hospital? A midwife may be the right choice for you. Conversely, if you know upfront youll want an epidural at the first sign of labor pain youll probably find the anesthesiologist at your local hospital to be your best friend.

Keep in mind, each choice has its pros and cons and its up to you to weigh which option is the best for your needs. If you give birth at home and have complications, youll need to be transported to the hospital. Epidurals may provide excellent pain relief (or not), but have potentially serious, although rare, side effects. Some birthing centers will not accept a mother attempting vaginal birth after caesarean section (VBAC). Being an educated consumer in your pregnancy will allow the best possible birth experience and beginning for your new baby.

Planning for Baby

Somewhere around middle to late pregnancy (usually about the time you can no longer see your toes because of your protruding middle), youll want to start making accommodations at home for your baby's expected arrival. If this is your first, trust yourself to the care of an experienced mommy friend who can prevent New Mother Shopping Syndrome, i.e., going to Babies R Us and spending an exorbitant amount of money on baby paraphernalia that, not only do you not need, but you will never use. Yes, the mommy bear that emits sounds of the womb is cute. No, your baby will not be fooled. This is the time to cultivate self control, which will particularly come in handy when your precious baby has become a 16-year old who has just wrecked the family car.

Babies actually need very little in the way of gear for the first few months of life. If youre planning to family bed, you can skip the nursery furniture altogether. Some good choices of useful items include a five-point harness convertible car seat, a quality hospital grade breast pump if youre planning to breastfeed (Medela is the gold star standard), and plenty of onesies for sleep and play. A baby sling is also useful for helping mom get things done around the house while still meeting the baby's need to be held, and also for discreet public breastfeeding. Skip the infant carrier, which can only be used for about six months, at which point youll have to purchase a convertible seat anyway. Also unnecessary (at least for now) are baby toys, gyms, etc., which will not be of interest to the baby until at least six months of age.

Delivering the Goods

Prepare for labor and delivery by compiling a plan for your caregiver sharing your wishes for birth. Discuss your feelings on all types of medical intervention including the use of epidural, IVs, amniotomy, fetal monitors, episiotomy, etc. Remember that a birth plan is simply that, a plan. Since no one knows exactly how any given birth will proceed, it is not a guarantee of any kind. While the mothers experience with birth is important, the ultimate goal is a healthy baby, whatever it takes to achieve it. A birth plan is simply helpful in communicating the type of birth experience you would like to have, and if you have made a wise selection in caregiver, you will have someone who will work with you to honor these wishes to the extent they are possible. You may want to hire a doula to assist during labor. A doulas purpose is to support and be an advocate for the mother, and can be helpful in achieving the mothers goals towards birth.

Surviving the First Weeks

After nine months of waiting and planning, your baby is finally in arms. What next? Have You Lost Your Mind?!

He was fighting me every step of the way, arched back, stiffened legs and an indignant bellow. With my mind focused on securely fastening my toddler in his seat, all else was an insignificant distraction. Even when my remote became wedged between my hipbone and the carseat and locked the doors. Even when my keys, once secured in my pocket, dislodged and fell to the floor. Yes, they were all just distractions. When I accomplished the chaotic task and my son was secured in his babyseat I shut that door and knodded with the confidence of a true champion.

Have you ever had one of those slow-motioned moments when you know you just did something really unintelligent? Well, the ton of bricks hit me right before that door slammed. My stomach sunk and I looked at my babe who was staring back at me through a slightly tinted window with those wide, bright blue eyes waiting for me to make the next move. Thank goodness the windows were cracked and more thanks and goodness that it was a cool Autumn day. But what to do next flooded my head and my heart began to race. Yes, my first thought was that nifty little yellow tow-truck, but how long would it take to reach me? There must be something else I could do, maybe try a little brute strength. I positioned my forearms between the doorjamb and cracked window as if I would miraculously pry it open...fruitless. Then, I journeyed to the back hoping that the trunk would not be locked in conjunction with the rest of the doors...to no avail. It was a terrible moment. Though I was in the family-friendly environment of my older son's swim lessons, I had to face that fact that I would have to acknowledge my glaring blunder in front of all the other kids, parents and teachers who would be observing this whole ordeal unfold.

I rushed to the owner's side, who rushed to her office to phone for help. She immediately called her roadside service. Sensibility began to seap back into my head as I noticed panic rushing into hers. I asked for a wire hanger. Yes, I realized that today's lock tops are not as easily accessible as the flat-disk shaped tops of yesteryear, but why not give it a try. I hustled back to my car and unraveled and retwisted and folded and molded that hanger into a handy widget and fished it down into my car. I weedled it around the middle of the lock at the most subtle indention. I was able to hook and yank it with a mighty jerk. The locks went up, the alarm went off and I opened my door and reached down to my back floor mat to grab those auspicious keys. Roadside was cancelled, I have a new and improved relationship with my son's swimming instructors and hopefully I have learned that some distractions are to be taken very seriously.

Perhaps you have heard the saying that for every child you give birth to a percentage of your brain. Why has it become so common that I forget things? What happen to that efficient, organized and precise thinking that I needed for my job within the high-profile corporation. If I operated in this manner in that environment I would have never made it out alive. Has each of my childred placed a deficiency in my cranial cavity? Aside from the episode above, there have been more oddities: refrigerator doors left open, milk in the cupboard and plenty of burnt meals. As the strangeness began to add up, I found the courage to consult my friends. They too had their heaping share of stories. Feeling better that someone shared my pain; I was compelled to look up more information on the web. I read stories upon stories of moms in the same predicament. I followed this observation up with medical research as to why this happens; and, while even the medical profession could not offer a clear and final explanation, there were plenty of possible excuses offered. Hormones, the fact that the brain shrinks during pregnancy (supposedly to return to normal size thereafter), post partum depression symptom, sleep deprivation and finally the distractions and chaos that come with raising children all surmised the malady quite well. The last two I am going to grasp and hold on to as my alibi...that's my story and I'm stickin' to it!

Think of the distractions your mind inherits once you find out you are pregnant - all those things that could go wrong before the baby comes, plus you have to eat for you and for the baby. During childbirth, you may turn down painkillers or epidurals - for the baby. Zero to six months are dedicated to avoiding newborn dangers and providing comfort for the baby. Toddlerhood is your period of safety precautions (aka - 'more and more dangers') for the baby. Kindergarten yields its own new discoveries of parental inadequacy and so on. One friend who is currently tormented by her oldest son's first year of middle school, says that not only does she worry about her own peaks and valleys, but now her son's middle school insecurities are fed directly into her as well. Till you are smiling down from heaven above, you will be worrying about your children and how to keep them safe, healthy and happy. Obvious, right? Well, if it is so obvious why do we as moms, wonder why our ability to focus, process information and remember things has gone to the birds? Why are we secretly wondering what is wrong with us and whether or not we are clinically losing it or just showing the early signs of senility? Why do moms begin to label themselves as stupid (a common occurance in the chatroom scripts I read), less than adequate or incapable of furthering themselves in an intellectual manner, with intellectual people?

I am encouraging all of you once fiercely sharp women to forgive this phase of your mental life. The distraction of raising children is reason enough to miss a couple cues during your daily routine. Add any type of medical matter to this package and you are to be given extra allowance of compassion. While we are so lucky to experience our children's delight and victories as they grow, so must we endure their pain and sorrow. In doing so, it can overwhelm, divert and consume our every thought. While I would love to give you the timetable of recovery, I cannot. I can only look at the many other moms and grandmothers who are still thriving and be inspired that no matter how much matter you lose, there is still a chance to live a wonderfully fruitful life well into your golden years, kids included!

Is Property in the South of France Really That Expensive?

It is true that the South of France is one of the most expensive areas of France for property for sale. However, if you are prepared to compromise a little on size there are plenty of lovely little apartments and houses available for under 200,000 Euros.

At the time of writing, one incredibly good value residence on the Riviera just 20 minutes from the beach in Signes is situated in an activity park surrounded by lush pine forest. This residence was designed as a hamlet and is an excellent place from which to explore the rest of Provence - from its medieval villages to its colourful landscape and Mediterranean coastline. Prices for studios start at 75,000 Euros and offer either classic freehold or leaseback purchase with guaranteed rental income of up to 5% which is unusually high for this part of France with prices equally low.

Another highly sought after location in France is Uzes with its historical centre with remnants of its Roman past. Small boutiques, unassuming restaurants tucked away in tiny alleyways and its local markets rich in local produce fill the charming town. There is a luxury development only a few minutes walk from the historical centre at a prestigious address surrounded by landscaped gardens with its own private pool for the residents. Real Estate 101 Can Residential be Commercial?

How many times have I heard, ?Residential, commercial, industrial, duplex, all these property types are so confusing.? Not anymore.

First what is the definition of ?commerce?? Dictionary.com defines it as ?a buying and selling of goods or services?.

Here?s the deal. There?s only one question to ask concerning a property, ANY kind of property, when determining whether it is or isn?t a commercial property. And that is, is the property owner being compensated in exchange for the use of that particular property? If he is, then, yes it is a commercial property. There is commerce going on. Something (money, services) is being exchanged for the use of that property.

But what about Industrial type properties, Warehouse, apartments, office buildings. What are they? Commercial or Residential? Here?s the problem. We have two separate issues that people want to mix together.

The first issue has to do with how your local planning authority has ?ZONED? that particular area. Zoning means, ?An area or a region distinguished from adjacent parts by a distinctive feature or characteristic?. Most cities and counties have a local government office that you can go to and find out how a specific piece of land is zoned.

Residential, Commercial, Industrial, Multifamily are types of zoning classifications. Might there also be commerce going on? Probably, but that?s not the issue when differentiating what zoning type that property is.

The second issue is might there also be commerce going on? Is money or a service being exchanged? The yes, it is a commercial property.

Now, that being said, let?s go back to the original question. Can a residential property also be a commercial property? There are really two answers. One, for zoning purposes, a residence will not be allowed to be built in a commercially zoned area. So for ?zoning? classifications, no, a residential property will never be considered ?commercial.?

However, for investment purposes, then yes a residential property can be a commercial property for a individual property owner. If he is renting out the property and receiving rent, then it is an income producing property and if he were to attempt to get a loan on the property, the lending institution will use their guidelines which have to do with those types of property, not owner occupied residential.

So when talking with someone concerning residential property being used as commercial, make sure you and the person your conversing with are on the same page. Zoning or commerce.

It is made from very soft, stretchy fabric that allows easy drawback of the cup for breastfeeding - no fiddling with buttons, clasps or zips in the middle of the night. The Medela Classic Bra is very feminine and stylish. Again, the neckline is low and the lace 'softcup' is constructed of soft and cool cotton-Lycra. The cup size also adjusts to 3 positions to allow for the changing shape of the breast throughout the day. You can also buy the Medela Extended Size Classic Bra for the fuller-breasted woman - incidentally, the bra is designed to work with the Medela Pumping Free Attachment Kit.


The Playtex Expectant Moments Nursing Bra is a very stylish maternity bra. The neckline is very low and the cups are soft inside with a pointelle fabric outside. The fabric used is polyester, cotton, nylon and spandex. The combination of fabric provides support, comfort, coolness and easy adjustment. The bra fastens by means of a double hook at the back and there are pull-down front flaps, which have a plastic clasp at the top of the cup. The Playtex Expectant Moments bra is a very stylish but very affordable nursing bra.

Don?t Risk Your Baby?s Life Get The Right Car Safety Seat

Start looking at baby car seats well before your baby is born. You don?t want to get caught out if your baby is born preterm. You?ll need a baby car seat before you leave hospital.

Every year thousands of young children loose their lives or sustain serious injuries which could have been prevented if through the correct use of car seats and safety belts.

When choosing a baby car seat don?t make your decision based on price alone, all seats available to purchase in the USA meet very strict safety standards but added features in higher price baby car seats may make them easier to use (thus avoiding fitting errors) or even safer than the cheaper options.

Always use a car safety seat that is the right size for your baby, infant or child. You will need to change your car safety seat as they grow.

The safest place for your baby / child to ride is in the back and you must never place your baby in a rear facing baby seat in the front of a vehicle with a passenger air bag.

For all car safety seats make sure you follow the manufacturer?s instructions to the letter. Ensuring your baby?s safety while traveling is an essential part of baby care and it is not something over which you should become complacent.

For newborn babies and babies up to around 15 months use a rear-facing car safety seat. You can get rear-facing seats that are convertible which means you can use them as front facing seats once your infant is big enough to travel forward facing safely. Rear-facing seats which are safe up to 22 pounds are suitable for babies up to 6-9 months and rear-facing seats which are safe up to 29 pounds are suitable for babies up to 12-15 months.

Once your infant has reached 12 months of age and weighs at least 20 pounds he can safely travel in a forward facing seat. If you have a convertible seat you can just switch to using it as a forward facing seat. Otherwise you can look at a built in, combination or forward facing seats which are usually suitable for infants up to 40 pounds (4 years).

Many states now have booster seat laws with children between 4 ? 6 or 4 - 8 years (depending on the state) having to use booster seats by law.

There are many booster seats available with some suitable for infants weighing just 20 pounds (9 months) but are generally geared towards children from 4 years old ( 33 pounds or more) up to 11 years.

Booster cushions are suitable for children weighing 48 pounds or more (6 ? 11 years of age).

Condo Hotels: Baby Boomer's New Retirement Option

Despite national reports citing the real estate frenzy is approaching a freeze, there is a rising demographic that will continue to heat the market: The Baby Boomers. As they pursue their quest for the ideal vacation or retirement home, analysts suspect that this equity-rich group of retirees will keep the momentum of the market at a steady pace.

The historical components of the last 50 years helped to shape the profile of the Baby Boomer. Absorbing the examples of their parents, who experienced the economic constriction of the Depression and rationing of World War II, Boomers have been traditionally conservative spenders. Snapping up real estate, flipping properties and trading up houses during the time when Boomers were having their children in the late 60?s and early 70?s was not common. All changed with the red hot economy of the mid 90?s. Riding the wave of the peaking economy, the conservative spenders soon became savvy investors. Though the sizzling stock market burned out with the dot-com bust of the late 90?s, low interest rates coupled with amended tax laws fueled the housing boom of the early 2000?s. With children exiting college and retirement on the horizon, Boomers redirected their investing in real estate.

New research indicates that the number of second homes purchased between 2000 ? 2004 has nearly doubled. The value of homes doubled as well, with the average home rising 55% during these 4 years. Keunwon Chung, a statistical economist at the National Association of Realtors, says the Baby Boomers, especially those with above average incomes, are primarily motivating the second home market. Chung cites one reason these Boomers are snapping up homes is to diversify their financial portfolio. Another reason is to position themselves for their golden years. Tax friendly retirement states such as Florida, Arizona, and Nevada already have witnessed an explosive growth in both home construction and appreciation. Florida experienced a 25% increase in home prices last year, with one in five of those homes being purchased as a second home or investment property. Nevada?s home prices increased 17%, with a comparable rate being purchased as an investment property. The U.S. Census Bureau expects this rate to steadily continue and predicts second home purchases from Baby Boomers will reach 6.4 million units by 2010.

Most Baby Boomers are seeking luxury in their second home purchases. According to a Coldwell Banker survey, the Boomer generation ??wants luxurious homes and wants to remain active.? Neil Howe, author and expert on generational theory, confirms this by stating, ?Boomers want to live somewhere where they can remain active. They want to be near cultural and spiritual hubs that keep them connected with community and culture.? And this generation can afford their desires. From the accumulation of wealth through the stock market, home equity, and inheritance, along with the earning power of working during retirement years, Boomers have more money than any previous retiree generation. Studies from Harvard, NAR, and NAHB all agree that Boomers will most likely use their cash resources and home equity to purchase multiple residences that focus on prime location and amenities. While condos traditionally filled this requirement, a growing number of Boomers are now turning to condo hotels, condotels, and other various resort style residential options.

Condo hotels appeal to Boomers because it markets luxury and location, the two main ideals these Boomers are looking for to sustain their dynamic lifestyle. ?Why buy a condo in town that sits empty for ? of a year when they can own a condo hotel, have to five star amenities available to them, be centrally located in a top vacation destination, and receive rental income?? says Steven Roszell, owner of CondoHotels.com and HotelsForSale.com. The rental of the condos, provided by the hotel management company when the condo is unoccupied, is another main attraction of condo hotels for Boomers. Bob Waun, of vacation-finance.com, says that although Boomers desire resort style living and luxurious amenities, not all Boomers may afford it. Says Waun, ?Fewer than 20 million (26.5%) of US Boomers will be wealthy enough to afford a whole-ownership second home without rental income.? But because of the rent potential, condo hotels offer ?subsidized luxury that will be a growing choice among savvy Boomers.? Waun also believes sheer Boomer demand will motivate the condo hotel market. He cites, ?if only 1% of this generation demands condo hotel as a second home option, 1.45 million units will be needed. That?s 96,000 condo [hotel units per year, every year?.? for the next fifteen years that Boomers will be retiring. Considering that currently the US has only a handful of markets for condo hotel resorts, it is probable that that demand will supersede supply.

78 million US Baby Boomers retiring over the span of the next 15 years will undoubtedly make an impact on the real estate market. With the oldest of the Boomers turning 60 this year, realtors are getting reading to accommodate their demand. ?We will see large market cycles in the condo hotel market,? says Roszell, ?and CondoHotels.com is ready for it.? Though explosive appreciation and development is not anticipated, analysts do agree that the Boomers will help sustain a buoyant real estate market.

Children spend the majority of their time playing. Most everything learned during the early childhood years is accomplished through play so the toys available to a child are very important. There are a wide variety of toys available today that are labeled educational, but anything a child plays with that enhances their natural growth and development in a positive way can be an educational toy.

Electronic and computerized toys are typically what comes to mind when you think of educational toys. These toys can teach children numbers, letters, shapes, and even more advanced topics like dinosaurs or geography. Every business demands a financial budget and the real estate agent?s practice is no exception. Small business financial budgeting is critical given the historically ups and downs of the real estate market place. Your financial budget should plan for your marketing costs, any additional costs such as education and your forecasted income.
